1)   A Realtor with a full-time schedule.  As a seller, you know that realtor is working around the clock, and as a buyer, you know that they are always on top of new listings that come on the market. 

2)   An experienced realtor is important!  Why?  Because they have a lot of ties in the community/real estate community, and so can make the process very efficient for you.  A minimum of 5 years or more is key.  Some of the long time real estate agents have learned to navigate in markets that have been up and markets that have been down, and it’s important to know how to navigate in a challenging market.

 3)   Knowledge of the market in terms of investments, market, inventory, property financials and value. 

4)   Reputation.  Track record is definitely key.  Just having a good relationship with you as a client isn’t enough.  You also  want your realtor to have a good relationship with other people in the business.  Other realtors, and clients in general, are going to do business with a realtor that they know and trust. 

5)   Communication.  Your realtor needs to show you they have a good plan of action to buy or sell your home.  If you ask a buyer or seller what is most important to them, the number one answer will be communication, and if anyone has bought or sold real estate, the one  common complaint they may have about a realtor will be their communication.
